What is Palm Jebel Ali?
Palm Jebel Ali is a large artificial-island development off the Jebel Ali coastline. Dubai’s government approved its renewed masterplan in 2023 as part of the Dubai 2040 Urban Master Plan and the wider westward growth corridor.
The official vision includes mixed-use, walkable neighbourhoods, recreation, hospitality, retail, smart-city infrastructure and multiple mobility options. Government masterplan material describes approximately 35,000 families and more than 80 hotels and resorts at full development. These are long-range planning figures—not evidence that every component is open or contractually scheduled today.

What is actually being delivered now?
The island has moved beyond a concept-only stage. Nakheel reported in August 2026 that more than AED 13 billion in construction and infrastructure contracts had been awarded. It said construction was progressing across all 12 residential fronds: 544 villas on Fronds A–F were at various structural, MEP and infrastructure stages, while 728 villas on Fronds K–P had entered internal and external finishing.
The developer also stated that phased handover of the first villas was scheduled to begin in late 2026 and continue through 2027. A schedule is not the same as completed handover; buyers should check the latest DLD project record and their own contractual date.
Separate infrastructure contracts valued above AED 750 million cover utilities, roads, pavements, power distribution and telecommunications for Fronds A–G and the Spine District. Those works were officially scheduled for Q4 2026 completion when announced in June 2025.
Retail, services and everyday life
Palm Jebel Ali should currently be assessed as an emerging community, not as a mature substitute for Palm Jumeirah. In September 2026, Dubai Retail announced The Yard, described as the island’s first retail and lifestyle destination. It is scheduled to open in 2027 with approximately 70,000 sq ft of gross leasable area and 26 retail, dining, wellness and healthcare concepts.
Named occupiers include Waitrose, American Hospital, Jumeirah International Nursery, Bateel Café and Friends Avenue. This provides useful evidence of planned daily infrastructure, but residents’ actual convenience will depend on opening dates, operating hours, access and the location of their home within the island.
Location and connectivity
Palm Jebel Ali sits in Dubai’s western growth corridor, broadly connecting the Jebel Ali area with Dubai Marina, Expo City Dubai and Al Maktoum International Airport. Nakheel marketing material cites approximate journey times of 24 minutes to Expo City and Al Maktoum International Airport and about 25 minutes to Dubai Marina.
These are developer estimates, not guaranteed travel times. Island position, bridge access, road delivery, peak-hour congestion and the exact destination can materially change a journey. Buyers should test routes at relevant times and examine future road construction around their expected handover.
What property can buyers find?
